They're Creepy and They're Kooky, Mysterious and Spooky- Could This be Your Front Door?

 It doesn't matter if you are looking to sell your house Kennesaw GA or Andover MA-  a dark, over grown, unapproachable front entry is scary and is going to chase buyers away from wanting to visit your house.

 Large shrubs that block the front door, lights,  and entry way are not only creepy, but also unsafe.
Trees and bushes that block windows and rub against the siding or gutters can appear to be hiding exterior damage and make the interior of the house dark.
 Are there tree branches resting on the roof or blocking the gutters?  Do you have leaves or pine needles collecting on the roof and in the gutters?
Make sure the yard and exterior of the house are in great condition and your home is visible in your photos.  The first photo the buyer sees must make a great impression and draw them to look at the balance of your photos and want to visit your home.

OK, So You Want to Put Your Home Up For Sale, Now What?

Useful information when selling or buying real estate in Kennesaw GA or other cities.
When you make the decision to sell your house, you need to stop thinking of this as your “home”, the place where you lived and have memories, and start thinking of it as a “property”. You are done using it and are going to ready it to place on the market. It is now an object to be sold; your approach needs to be less emotional and more business-like.
While you live in your home, you should use it as needed for you and your family, enjoy it.  Style and decorate it to make you and your family happy and comfortable.
When you are done with the house and are ready to put it on the market, you need to view it in a completely different light.  The house needs to be presented no longer as your home, but in a manner that allows the potential buyer to imagine how they would live in it and make it their home.  How they would use it and decorate it.  How their furniture and belongings would fit and look.  Set the stage for the next owner to create their own memories.
You need to help them envision their future in this space rather than make them see how you live and your past memories. Pack the details of your day to day life and your memories and remove them from the property.  This should include family photos and art, religious and political references, school, club and sports team memorabilia.  Do not have a potential buyer walk away from your listing because they don’t agree with your choice in ball teams! Buyers will have an emotional response to a house; it can be a good one or a bad one.
Here are some things you can do to make it as positive as possible:
1.  Think about the full property- inside and out.  All rooms and storage.  Front, back and side yards.  Look at it from the eyes and mind of a buyer- what are they seeing and thinking as they drive up to and go through your house. Is the house appealing from the street?  Inviting at the front door? Work with your Realtor and home stager to get an honest professional opinion

2.  The creepy factory- Do they want to come inside or run like hell?  Is there any part of the house or yard that someone would not want to or be able to enter (including basement, sheds, back corner of yard, attic)? Make sure every portion of your yard and house is inviting and feels safe.

3.  Show the house, not your stuff- Can the buyer really see the property? Or is there interference? Do not distract potential buyers with your clutter, a house that is not clean, or distracting colors on walls or floors?  A bit of elbow grease and effort up front will make a big improvement in the overall appearance and how your house shows.


4. The money meter- Is the buyer walking through the property with the money meter is running?  Are they making an itemized list of everything they are seeing that needs to be repaired, replaced, or remodeled?  They will see this as an addition dollar amount above and beyond the asking price, not to mention the time and effort to make those repairs, or replacements.  You need to take an honest and realistic look at the condition of your property prior to placing on the market, make needed repairs and be realistic in the price of the house.

A Picture Could Be Worth a Lot of Money

 It does not matter if you are buying or selling real estate in Kennesaw GA or Columbus OH, more than 90% of all real estate searches begin on line.  So why won’t you make sure the images you are putting on line are the very best they can be?




The image you put out-   the combination of staging and photography to create the most inviting image of a room.  It must be actual and authentic. The listing needs to show the features and details of the room itself.  You are selling the property not the stuff in it.

Show Your House, Not Your Stuff

Wheather you are selling Kennesaw GA real estate or Seattle WA real estate make sure you show Your House, Not Your Stuff
Prepare your home for sale and clear out excess belongings, great storage and moving idea
How many times have you gone into homes with too much stuff? Have you looked at photos on line, and see a house that appears cluttered and cramped? Too much stuff in a house scares away potential buyers, they are unable to see the size or features of the living space, basement or garage due to clutter and piled up boxes. Here are some tips to get any house to show it’s very best and stand out.
Cleaning out excess items is one of the most important tasks when getting your house ready for sale. The home seller needs to go through every room including closets, basement, garage, and attic to pack up and remove all unneeded or no longer wanted items.  Too much furniture and stored items around the home is bad for both photos and showings.

Begin by identifying everything you plan to sell, donate or throw away and move those items out of the house as quickly as possible. Next, work with your realtor or home stager to identify the large furniture pieces and that will work best in the house to stage for photos and showings. All excess furniture should be marked for storage.
 You can pack it up and temporarily move it into a remote storage locker, which means, renting a truck, loading and unloading the truck, then reversing the process to new home. Or you can plan a multi-step move using moving containers from Pods or Rat Pack.
How it works- the moving container is dropped off at your house, in your drive way and stays there until you are done with it.  You call and they pick up and take to their climate controlled warehouse.  You can load yourself or have a 3rd party load for you. Load one at a time and keep for as long as you need.
 Once you know where you are moving; across town or across country, you have all of your containers shipped to the new location and delivered to your new home as you are ready.
For sellers getting ready to list-  have them go through the house and pack up everything they want to move and does not need to be in the house. Load it and get it off the property. This will empty out the property and get it in shape to be staged, photographed and looking great.
Also a good way to store things during renovations, keep it on the property if you need to access or put away in warehouse.
I have personally used Pack Rat to ready my home for sale and make a cross country move. First to load one container to stage my home and then loaded 2 more with balance of house.  The 3 containers were stored for a few months, shipped to Atlanta and then unloaded one at a time when needed at new location.  It was a great experience.

Stuff I like about Legacy Park, Kennesaw, GA

Legacy Park is a swim tennis community in Kennesaw Georgia, located at the north west corner of Cobb County.  Built in the late 1990's it is a swim and tennis community with a 140 acre private park in the center of the the subdivisions.  My husband and I moved here last Sept and have been enjoying the community, the people and all of the amenities. We have 3 active dogs and enjoy our twice daily walks around and through the park with them.  Even on the hottest days the shade of the nature trails can be enjoyed by all.  
One of the great features of the park, community and surrounding area is the large amount of mature trees.  The layout and design of the community provides a wooded setting in a subdivision with more than 2000 homes. One of  the things we love is seeing the deer in and around the park.   We have a few growing fawns and the seldom seen bucks.  Last week we did see this good looking gentleman at the edge of the soccer green.
